      <title>Set The Stage For A Sale</title>
      <description>&lt;p&gt;&lt;span&gt;Setting the stage for a sale when you are ready to sell your house can be somewhat like romance. It really pays off to set the mood! Check out these 17 rules to go by from the pros:&lt;/span&gt;&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Make Room&lt;/strong&gt;. Clear out unnecessary furniture. Put it in storage, give it to a local charity or have a garage sale. The goal is to make the house look open and spacious. Hallways and doorways especially need to be clear and open&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Counter Intelligence.&lt;/strong&gt; Go through the house and clear off all the surfaces like kitchen and bathroom countertops. Counters need to be clear and clean.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Follow your nose.&lt;/strong&gt; A home should smell good. That means no noticeable odors; no pet smells, no stale cooking smells and no cigarette smoke. If you are accustomed to living with a pet or with cigarette smoke, have a friend whose judgment you trust give you a &amp;ldquo;smell test&amp;rdquo;. Scented candles, potpourri and air fresheners are also a no-no. The best way to get rid of odors is the old fashioned way - scrub, clean, replace carpet, etc&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Keep in mind, the next buyer is as lazy as you are.&lt;/strong&gt; If the property needs work - wallpaper removed, fresh paint, new carpet - have it done now so that all buyers have to picture is moving day. The more changes a buyer calculates they'll have to make in the home, the more likely they are to pass it by.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Do the baby test.&lt;/strong&gt; Does your potential market include families with children? If so, ask yourself, if you would put your own child down on this floor to crawl around the room. If not, you know what you need to do. Having a smoker in the house will eliminate a lot of potential buyers. Many shoppers won't even want to tour a home if the owner is a smoker.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Make your home ageless&lt;/strong&gt;. There's a difference between an old house and a classic home. If your house looks 30 years old with 30-year-old paint, 30-year-old appliances and 30-year-old carpet, it&amp;rsquo;s a hard sell. Keep everything fresh and up-to-date and well maintained.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Let there be light.&lt;/strong&gt; For the most part, people enjoy space and light. Open the curtains and blinds and let the light shine in! If the weather isn&amp;rsquo;t cooperating with sunlight, use more flowers and things that suggest sunlight.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Get a home inspection.&lt;/strong&gt; Most buyers will have one done anyway. Do it now and make any necessary repairs before you put the home on the market. This cost of this service will vary based upon square footage, somewhere around $400. Doing an inspection will save you the heartache of a buyer backing out of the purchase because issues were found that you didn't know to get fixed.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Learn to love neutral walls.&lt;/strong&gt; When it comes to walls, color is popular. The problem is that the next buyer may not like the same colors. Paint is a relatively inexpensive way to make a house look clean and fresh. If you're going to repaint prior to selling, stick with neutrals.&amp;nbsp;&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Take a close look at the carpet&lt;/strong&gt;. Get the carpet shampooed to get out any stains or smells. If that doesn't work, replace it. And consider if you can, wood as an alternative. Wood floors make the house look larger and people love seeing that it has wood floors.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Avoid controversy&lt;/strong&gt;. If you have taxidermy animals on the wall, you might want to take them down. It will be a turnoff to some buyers.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Clean your closets&lt;/strong&gt;. Most sellers need to empty the closets of half the things they have in them. Partially empty closets look roomy -- and space sells. Do the same thing with kitchen cabinets. And if you donate your excess clothes and surplus food to a charity, you won&amp;rsquo;t need to worry about moving it to your next home!&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Harness flower power&lt;/strong&gt;. Use flowers to create a happy space! If you&amp;rsquo;re showing your home on a budget, go for less expensive bouquets, green plants or seasonal flowers from the yard.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Open the windows&lt;/strong&gt;. If it's a nice day, have the windows open, conversely if it's cold and dreary, light a fire in the fireplace.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Set your house apart.&lt;/strong&gt; There was a real estate study in which potential buyers were shown many different houses in similar neighborhoods, all with similar features and amenities. The one house that stood out? A home that had yellow roses on the dining room table. People not only remembered the detail, but they rated the home higher as a result. Give your home a hook that makes it different from the others in a positive way.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Keep it real. You don't have to go to extremes.&lt;/strong&gt; You don't want it to look so staged that it looks artificial, what you want is for them to walk in and say 'I could live here.&lt;/span&gt;&lt;/li&gt;

      <title>Mortgage Rates Inch Near All Time Lows</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;span class="blog_post_h3"&gt;Mortgage Rates Inch Near All Time Lows&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="blog_post_h3"&gt;Mortgage rates fell again last week and continue to inch closer to historic lows. This is the third consecutive week in which home loans saw a decline, according to the latest survey by mortgage buyer Freddie Mac. &amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="blog_post_h3"&gt;The average rate for a 30-year fixed loan saw a minor change, moving slightly down from last week&amp;rsquo;s 3.43% to 3.41%. As it stands, loans are now just .1% away from the historic low reached in November, 3.31%, which was the lowest average for a 30-year fixed dating back to 1971.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="blog_post_h3"&gt;The 30-year fixed wasn&amp;rsquo;t the only loan to see a slight dip. The average rate on a 15-year fixed mortgage also fell marginally, creeping slightly downward from last week&amp;rsquo;s 2.65% to 2.64%, which is now just a hair above (.01%) above the historic low.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="blog_post_h3"&gt;Additionally, hybrid 5-year adjustable-rate mortgage went down from 2.62% from a week ago to 2.60%. The 1-year ARM, however, saw a slight increase week-over-week, moving up to 2.63% from last week&amp;rsquo;s 2.62%.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="blog_post_h3"&gt;At the same time that mortgage rates are nearing all time lows some financing options of the past are being re-introduced. &amp;nbsp;One such option is the&amp;nbsp;3%&amp;nbsp;Down, Conventional Loan Product.&amp;nbsp; This loan product gives the opportunity to finance 97% of a sales price or appraised value.&amp;nbsp; This product, first introduced over 20 years ago&amp;nbsp;when Mortgage Insurance was readily available,&amp;nbsp;is being&amp;nbsp;re-introduced now that housing values have stabilized within many housing markets. &amp;nbsp;Here are the standards:&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;While shopping for a home on the internet is the rage, there are still a large number of buyers who like to get into their cars and drive to find their dream home.&amp;nbsp; But what happens when a potential buyer spots your home, loves the exterior and wants to see more?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A great Realtor&amp;reg;'s marketing plan will include flyers to be kept outside your home for just these types of buyers. &amp;nbsp;Distinctive flyers will usually include the price, description, and pictures of your home along with information a buyer can use to make an appointment for a showing.&lt;/p&gt;
&lt;p&gt;If you drive around and see how many homes are for sale in Omaha, you would find that less than half of agents bother to put up a flyer box. The reason: they are lazy! Your agent needs to have a solid plan for marketing your house and should go over this plan with you in detail before you put your home on the market.       <title>What is the Omaha MLS? Part one</title>
      <description>&lt;p&gt;What is the Omaha MLS?&lt;/p&gt;
&lt;p&gt;The simple answer is MLS stands for Multiple Listing Service. An MLS is a network in which multiple real estate brokerages can advertise the properties that they are representing to other members of the network. In Omaha, Nebraska our MLS is the Great Plains Multiple Listing Service. We have just the one MLS. It covers not only Omaha but also the surrounding cities of Papillion, LaVista, Ralston, Bellevue, Springfield, Louisville, Fort Calhoun, Elkhorn, Gretna, Millard, Plattsmouth, Beaver Lake, and a handful of other towns that no one has heard of. Many larger cities might have multiple Multiple Listing Services (Would that make them MMLS's?) just within their one city.&lt;/p&gt;
&lt;p&gt;Access to an MLS is generally restricted to Realtors or real estate licensees. In Omaha in order to be a member of the Great Plains Multiple Listing Service, you also need to be a member of the &lt;a href="http://www.oabr.com/" title="Omaha Area Board of Realtors "&gt;Omaha Area Board of Realtors&lt;/a&gt; and the &lt;a href="http://www.realtor.org/" title="National Association of Realtors"&gt;National Association of Realtors&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;Back in the old days (mid-1990's and earlier), the MLS consisted of a book of listings that was updated weekly. Every agent had a copy and they guarded it closely. It was sacred information, not for the public eye. Today, of course, technology has changed everything. MLS's are now digital databases and require sophisticated software to run. Until recently our MLS used &lt;a href="http://www.rapattoni.com/prod/mls/default.asp" title="Rapattoni MLS Systems and Hosting Services"&gt;Rapattoni&lt;/a&gt; as our MLS software provider but about two months ago the Omaha Area Board of Realtors decided to switch to Paragon. Why did they switch? Nobody knows, not even them. Rapattoni had more functionality, was easier to use, and was more reliable. Of course those that were in a position to make this decision never used the MLS so how were they supposed to make an informed decision? (Ask the agents that use the MLS, maybe? Nah, too easy.)&lt;/p&gt;

&lt;p&gt;So what is the benefit of the MLS? It allows agents to quickly and efficiently advertise properties that they are selling to other agents regardless of what company they are with. The MLS is the great real estate equalizer. The MLS puts all properties on equal footing. No preference or partiality is given to any agent or brokerage. All are equal. Just as the six shooter was the great equalizer in the old West by making every man that carried one as dangerous as the next, the MLS puts every agent on equal ground with the next (to a certain degree).&lt;/p&gt;
&lt;p&gt;The MLS is also what (is supposed to) assure the buyer's agent that they will get paid at closing. When a property is listed in the MLS the co-operating commission is also listed. This is how much the agent representing the buyer will be paid, usually represented as a percentage of the sale price. The co-operating commission is paid out of the listing commission. &lt;p&gt;As a follow up to my previous post (&lt;a href="http://activerain.com/blogsview/298528/Tragic-Shooting-in-Omaha"&gt;Tragic Shooting in Omaha takes Nine Lives including one Realtor&lt;/a&gt;) about the shooting at &lt;a href="http://www.westroadsmall.com/" title="Westroads Mall in Omaha"&gt;Westroads Mall&lt;/a&gt; in Omaha on 12/5/07, I would like to thank the first responders.&lt;/p&gt;
&lt;p&gt;Thank you to the Omaha Police Department and &lt;a href="http://omaha-fire.org/" title="Omaha Fire and Rescue"&gt;Omaha Fire and Rescue&lt;/a&gt;. Both departments responded quickly to arrive on the scene of this dangerous and horrific event.&lt;/p&gt;
&lt;p&gt;Also thank you to the &lt;a href="http://www.girlsandboystown.org/hotline/" title="Girls and Boys Town National Hotline"&gt;Girls and Boys Town National Hotline&lt;/a&gt;. As always they provide free counseling 24 hours a day. Right now they are reaching out to the community to let people know to call if they need someone to talk to about the loss of loved ones, how to cope with such a tragedy so close to home, or how to explain the event to children.&lt;/p&gt;

      <title>What is the Omaha MLS? Part three</title>
      <description>&lt;p&gt;This is the third part in the epic trilogy of the story of an MLS from long ago in a galaxy far, far away.&lt;/p&gt;

&lt;p&gt;What information about a home goes into the MLS? Everything. The basics include of course the address (duh), style of home; number of bedrooms, bathrooms, and garages; amount of finished square footage, and room dimensions. Finer details include the type of floor coverings in each room, how high are the ceilings, what type of heating fuel is used, are there association fees, etc.&lt;/p&gt;
&lt;p&gt;Also included are marketing remarks. This is where the agent describes the home and tries to &amp;lsquo;sell' its features. Our MLS allows for 500 characters, which is not much. I can barely begin to describe a home in 500 characters (that includes spaces). Surprisingly though some agents do it - "Great home. Must see. 3 beds, 2 baths and an FP in the LL FR." Yep, some agents can sum up a house in only 60 characters and not really tell you anything about it. By the way an "FP in the LL FR" is a fireplace in the lower level family room. The same "brilliant" agents that can paint a picture of a home with only one sentence will often include this cryptic abbreviated garble; I'm guessing they do it to save themselves 3 seconds typing on the keyboard.&lt;/p&gt;
&lt;p&gt;Pictures are also a big part of a property's listing. In Omaha we can upload up to 10 photos. I have a tough time deciding which ones to use as I routinely take about 50 photos of a house. On the other hand many agents just upload one single solitary lone photo of the front of the house with the car in the driveway and the trash by the curb. I guess that is not as bad as some of the interior photos I have seen agent use. Pictures have included the family pet, a baby sitting in the middle of the living room floor, the tv is on, the seller is in the background, or the infamous picture of the bathroom where you can see the agent taking the picture in the reflection of the mirror.&lt;/p&gt;
&lt;p&gt;For agents that are tech savvy, there is the ability to upload a virtual tour which gives viewers panoramic views of the house's interior. Note the word "panoramic." This is the key to a good virtual tour. A virtual tour should not consist of the same handful of still photos that are already on the listing - yes, some agents do that.&lt;/p&gt;
&lt;p&gt;I think that sums it up. You now understand how powerful the MLS is, and as Peter Parker's (aka Spiderman's) uncle Ben told him, "With great power comes great responsibility." As you have probably noticed, I think many agents are not being responsible in their use of such a valuable tool. Any questions? No, all righty then.&lt;/p&gt;

&lt;p&gt;You often times hear the term "Realtor&lt;sup&gt;&amp;reg;&lt;/sup&gt;," "real estate agent," and "real estate licensee" used interchangeable and you wonder what is the difference. In Omaha the difference is huge.&lt;/p&gt;
&lt;p&gt;First a real estate licensee is anyone that holds a Nebraska Real Estate license. The requirements for obtaining a real estate license in as established by the &lt;a href="http://www.nrec.state.ne.us/" title="Nebraska Real Estate Commission"&gt;Nebraska Real Estate Commission&lt;/a&gt; are:&lt;/p&gt;
&lt;p&gt;1. High school diploma or GED&lt;/p&gt;
&lt;p&gt;2. 60 hours of approved pre-license courses&lt;/p&gt;
&lt;p&gt;3. At least 19 years old&lt;/p&gt;
&lt;p&gt;4. Criminal background check performed by the &lt;a href="http://www.nsp.state.ne.us/" title="Nebraska State Patrol"&gt;Nebraska State Patrol&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;5. Pass the state real estate exam&lt;/p&gt;
&lt;p&gt;A real estate license gives the licensee the ability to represent others in the sale of their property. Anyone can represent themselves when selling their own property (such as for-sale-by-owners) but in order to represent someone else you must have a real estate license. &lt;p&gt;A Realtor&lt;sup&gt;&amp;reg;&lt;/sup&gt; on the other hand, is someone that not only holds a Nebraska real estate license but is also a member of the &lt;a href="http://www.oabr.com/" title="Omaha Area Board of Realtors "&gt;Omaha Area Board of Realtors&lt;sup&gt;&amp;reg;&lt;/sup&gt;&lt;/a&gt;, the &lt;a href="http://www.nebraskarealtors.com/i4a/pages/index.cfm?pageid=1" title="Nebraska Realtors Association"&gt;Nebraska Realtors&lt;sup&gt;&amp;reg;&lt;/sup&gt; Association&lt;/a&gt;, and the &lt;a href="http://www.realtor.org/" title="National Association of Realtors"&gt;National Association of Realtors&lt;sup&gt;&amp;reg;&lt;/sup&gt;&lt;/a&gt;. As a Realtor&lt;sup&gt;&amp;reg;&lt;/sup&gt;, one is bound to abide by the Realtors&lt;sup&gt;&amp;reg;&lt;/sup&gt; Code of Ethics. The Code of Ethics outlines a Realtor&lt;sup&gt;&amp;reg;&lt;/sup&gt;'s ethical responsibilities to the public, clients (people that a Realtor&lt;sup&gt;&amp;reg;&lt;/sup&gt; represents), customers (people that a Realtor&lt;sup&gt;&amp;reg;&lt;/sup&gt; does not represent), and other Realtors&lt;sup&gt;&amp;reg;&lt;/sup&gt;. Note that Realtor&lt;sup&gt;&amp;reg; &lt;/sup&gt;is a registered trademark of the &lt;a href="http://www.realtor.org/" title="National Association of Realtors"&gt;National Association of Realtors&lt;sup&gt;&amp;reg;&lt;/sup&gt;&lt;/a&gt;.&lt;/p&gt;

      <title>Effective Print Advertising</title>
      <description>&lt;p&gt;As a follow up to my blog The Real Estate Book I thought I would post an interesting anecdote. Last week I received a call from Jody Baker from the channel six news (WOWT). She was doing a story on the real estate market and had been looking through The Real Estate Book for a house near their news station. She found my listing at &lt;a href="http://activerain.com/blogsview/406747/4-14-Burt-St" title="4014 Burt St. in Omaha, NE"&gt;4014 Burt St.&lt;/a&gt; and wanted to use it as a backdrop for their live shot on the four o'clock news.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The lesson here is that when this reporter needed to find a home that was for sale she turned to The Real Estate Book, not the regular newspaper. This shows that &lt;strong&gt;&lt;em&gt;effective&lt;/em&gt;&lt;/strong&gt; advertising works. The Real Estate Book is significantly more expensive than the newspaper, which is why most agents use the newspaper, but it is much more effective, which is why I use it.&lt;/p&gt;

      <title>GRI 104: Financing</title>
      <description>&lt;p&gt;Thank you to the &lt;a href="http://www.nebraskarealtors.com/i4a/pages/index.cfm?pageid=1" title="Nebraska Realtors Association"&gt;Nebraska Realtors Association&lt;/a&gt; for bringing Kevin Stahle to Omaha to teach GRI 104: Financing. The class was held at the Holiday Inn Convention Center on June 25th &amp;amp; 26th.&lt;/p&gt;
&lt;p&gt;Topics covered included conventional, FHA, and VA financing, as well as recent changes in financing requirements. With the sub-prime fallout of 2007 still being felt, knowledge of financing has become more important than ever. &amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Some tidbits of useful information included:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Conventional lenders are no longer offering 100% financing. A minimum of 5% down payment is required.&lt;/li&gt;
&lt;li&gt;FHA however only requires 3% down.&lt;/li&gt;
&lt;li&gt;The limit on the size of an FHA loan in Nebraska is $271,000.&lt;/li&gt;
&lt;li&gt;The VA financing limit is $417,000 with no down payment and $700,000 with a down payment.&lt;/li&gt;
&lt;li&gt;VA financing is the only 100% financing available today.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;For those of you unfamiliar with what GRI stands for it is GRI, Graduate Realtor Institute. This is the highest designation that the &lt;a href="http://www.realtor.org/" title="National Association of Realtors"&gt;National Association of Realtors&lt;/a&gt; has.&lt;/p&gt;

This meeting will, in effect, be your interview of the agent, and is meant to give you a good idea of whether your personalities fit well and whether this agent has the experience and business know-how needed to successfully sell your home.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The first tip to remember is to select an agent based on their marketing plan, commission rate and performance/volume of sales. While an agent may be happy to rattle off the real estate agency's statistics - high number of agents, volume of sales, the number of offices to name a few - your number one concern should be the individual real estate agent that you are interviewing.&amp;nbsp; How long has he or she been an agent?&amp;nbsp; How many sales have they brokered in the past year?&amp;nbsp; How many sales have they had in your area, indicating how well they know your target market; if you live in Papillion you wouldn't want an agent that only does business in Bellevue.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One priceless bit of information to know is the agent's List-price-to-Sales-price-Ratio.&amp;nbsp; In other words, how close to the list price was the selling price, percentage-wise?&amp;nbsp; As a seller, you should be looking for an agent that is close to 100%.&amp;nbsp; This statistic means that the agent knows how to price homes and knows how to negotiate a deal as close to that price as possible.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When selecting a real estate agent, it is also important that the agent provide a detailed, written marketing plan.&amp;nbsp; The agent should be ready to aggressively market your home to the public as well as to other agents.&amp;nbsp; That is what you are paying them for!&amp;nbsp; When you interview your prospective agent, don't forget to ask them how they would market your home.&amp;nbsp; Ask them where and how often the home will be advertised.&amp;nbsp; Don't forget to ask to see a sample flyer, and maybe most importantly (given the growing popularity of searching real estate listings online), how do they plan to market your home on the Internet? At a bare minimum the agent ought to have their own personal website in order to promote their listings.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Lastly, ask the real estate professional for a list of references. There is nothing like talking to a client who has recently used this agent's services to get an idea of how the agent operates. Ask the reference how long their home was on the market and about their overall satisfaction with the Realtor&amp;reg;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Make sure to cover all your bases when selling your home, and take the extra steps to find an agent who has a proven track record. This will not only give you peace of mind but will hopefully result in a quick sale close to your list price.&lt;/p&gt;

      <description>&lt;p&gt;I would like to thank &lt;a href="http://activerain.com/matney" title="David Matney of Alliance Real Estate"&gt;David Matney&lt;/a&gt; and Rob Luhrs of &lt;a href="http://www.alliancesells.com/" title="Alliance Real Estate in Omaha, NE"&gt;Alliance Real Estate&lt;/a&gt; for naming me Agent of the Year for the third straight year. In 2006 I sold a total of 52 homes, with 43 of them being homes that I listed. Homes listed by me sold in an average of 41 days.&lt;/p&gt;

      <description>&lt;p&gt;Today Deb Berry, Branch Manager at Paramount Mortgage Funding, was kind enough to meet with the agents at Alliance Real Estate to provide information on mortgage products and changes in the lending industry.&lt;/p&gt;
&lt;p&gt;Points of interest included FHA's new role in assisting buyers that would have needed a sub-prime mortgage. Of course the collapse of sub-prime lending has left a void and FHA has stepped in to fill it.&amp;nbsp; Also covered was the process of getting a buyer without a credit history approved for a loan by using various sources to document creditworthiness instead of using the standard desktop underwriting (DU) process. Legislation is being proposed in Nebraska to require licensing of mortgage lenders. Private Mortgage Insurance (PMI) rates and how those rates are affected by a borrower's credit score rounded out the topics of the presentation.&lt;/p&gt;
