Here's another tale from the real estate crypt.
Back in 2005 it was a hot seller's market and homes in Omaha were selling quickly. At the time I had a home that had been listed for about a week when I had an agent submit an offer on it - obviously that's not the scary part of this story.
The offer was about $6,000 lower than the asking price. Then the agent that wrote the offer spoke the words that sent a chill down my spine, "My clients wanted to start at this price but they told me that they would pay the asking price."
???!!!??!?!!
Had this real estate never heard of the Realtors Code of Ethics? Did he not know that it was his duty to help his clients buy a home for the lowest price? Was he unaware that what his clients told him was confidential?
Of course the reason this agent told me this was because he wanted to make sure that the offer got accepted so that he would get paid. He knew he was backstabbing his clients by putting his own interests above theirs.
As the listing agent my obligation was to get my sellers the highest price. So what did I do? I did exactly what I was required to do. I presented the offer, told them that the buyers' agent said that they would pay full price, and suggested that we give them a counter-offer at the full price. They agreed.
How did things turn out? Maybe it was a karmic twist of fate but before this agent's buyers accepted our counter-offer I got another agent to submit an offer above the list price. This second offer was accepted and the Backstabbing Buyer's Agent had gained nothing from his evil ways.
