Buyers that already have a Real Estate Agent
The most serious buyer is the buyer that already has a real estate agent. These buyers have committed to buying a home in Omaha by enlisting the help of a professional. Does this mean that they will have to schedule showings ahead of time rather than just show up like the open house buyers? Yes. Does it mean they will have to get pre-approved by a lender? Yes. Does it mean that they a very likely to buy a house? Yes.
Why don't more buyers elevate themselves to this level? Because they're not serious about buying a home, that's why.
The Lesson to be Learned
Sellers, don't put great hopes on selling your home through an open house.
Buyers, do yourself a favor and get an agent, and not just any agent hire one of the best agents in Omaha.
Agents, prioritize your time with buyers based on how serious they are.
