How Serious are the Buyers?

Some buyers are serious, some are not. How do you tell the difference? I've categorized buyers into three easily identifiable groups. Here's the first group, the least serious group.

Open House Buyers

Buyers stop at open houses primarily for two reasons. First notice I said buyers, the majority of people that come to open houses are not buyers; they are neighbors. The first reasons buyers come to an open house is out of convenience, meaning that they happened to drive by and see that there was an open house. They stopped at the open house because it was convenient.

How many people do you know that bought a house out of convenience? Buying a house is not like buying a carton of milk. If you need milk you can stop at whatever grocery store you pass on your way home from work and pick some up. If you are going to buy a house there are a million things that need to be considered before making a buying decision. You are not going to simply buy a house because you happened to see it on your drive home. Buying a house is anything but convenient. Had there not been an open house and if you were a serious buyer, you still would see the house because you would schedule a showing - see the next two categories.

The second reason buyers stop at open houses is to avoid having any more contact with an agent than necessary. Well guess what? If you are going to buy a house you have to talk to an agent. If you don't want to talk to an agent because you are "just looking" then you are not a buyer you're a hobbyist.
