Omaha Real Estate Market January, 2010

This is a summary of the Omaha real estate market. Of course I know that we are almost at the end of February by now, but better late than than never.

The overall market has picked up and there is now an 8.42 month supply of homes for sale. This is down from 11.86 in December of 2009.

Now for the existing home sales in Omaha. The number of sales are down from December, 2009 but this is to be expected. Since few people are writing offers in December, January has fewer closings.

This same patterns holds true for new construction homes but even more so. The number of closed sales is about half of what it was the previous month.

From what I have seen is that sales are picking up and prices are remaining steady. The increase in sales might be due to more buyers or because sellers are becoming more realistic about what their homes are worth.
