Actor Max von Sydow once said, "All my life I've been looking for diversity."  Well he should have come to Omaha.  Omaha's workers come from the metro area, the East and West Coasts.  They come from India, Mexico, Africa, Europe, Russia, China and Southeast Asia.  Over 22 percent of the population in Omaha is of a different race.

What is driving these people to come to Omaha?  They are coming from around the world to study business at Bellevue University, Creighton University, and the University of Nebraska at Omaha.  They come to study medicine or conduct research at the University of Nebraska Medical Center, and Creighton University Medical Center.

They are attracted by the high-tech positions at First Data, First National Bank of Omaha, West Corporation or the Scott Technology Transfer and Incubator Center.  Google is even building a $600 million data center in the Omaha Metro area.

Forbes magazine ranked Omaha eighth among their "Best Cities for jobs 2008," the nineth best city for nurturing information technology businesses and one of the top 15 metro areas in the nation.  Expansion Management ranked Omaha one of the America's "50 Hottest Cities" for business expansion and the "22^nd Best Place to Live and Launch a Business."  Newsweek named the city one of 10 "High-Tech Haven."  Entrepreneur magazine put Omaha among the top 20 best cities for small business.

No matter the reason they come to Omaha, they stay because of the opportunities.

Working with a good agent makes my job much easier. It is time consuming selling over 50 homes a year, but having a good agent on the other side of a sale makes closing a deal much easier.

Omaha Real Estate Market January, 2010

This is a summary of the Omaha real estate market. Of course I know that we are almost at the end of February by now, but better late than than never.

The overall market has picked up and there is now an 8.42 month supply of homes for sale. This is down from 11.86 in December of 2009.

Now for the existing home sales in Omaha. The number of sales are down from December, 2009 but this is to be expected. Since few people are writing offers in December, January has fewer closings.

This same patterns holds true for new construction homes but even more so. The number of closed sales is about half of what it was the previous month.

From what I have seen is that sales are picking up and prices are remaining steady. The increase in sales might be due to more buyers or because sellers are becoming more realistic about what their homes are worth.

Google comes to the Omaha Metro

Google is based in Mountain View, California, in the heart of Northern California's technology-rich Silicon Valley, but has built a center in the Omaha metro area, more specifically in Council Bluffs, IA.

This $600 million facility is seen as a key economic development win for Iowa, and will eventually result in 200 full-time jobs paying $50,000 a year. "Google has opened up the door to opportunities for us - and Iowa - that we didn't have in the past," Council Bluffs Mayor Tom Hanafan said at the opening ceremony on May 20^th 2009.

Google is still hiring workers in Council Bluffs, but local officials noted that the company has room to expand. Google has purchased an additional 1,000 acres of land about four miles from the first phase of its data center project. The company was considering an adjacent 130-acre piece of land for the second phase, but may eventually expand at the larger parcel instead. The purchase doesn't necessarily mean that Google is expanding the scope of its project, but gives it the space to build additional data centers if needed.

Google chose the Omaha metro area because they felt that Council Bluffs has the right combination of energy infrastructure, developable land and available workforce for the data center.  This facility is a specialized facility filled with computers and run by employees who maintain the machines and the building. The computers inside run some of Google's services like the Google search engine, Gmail, and Google Maps. Even your own Google searches may be processed there.
