In Real Estate Marketing for a Fast Sale in Omaha, NE I explained what to look for in an agent's marketing plan. Now I thought I would turn the issue around and tell you what does not constitute a marketing plan, even though it is all many agents do.
First the MLS (Multiple Listing Service). (What is the Omaha MLS? Part one) Is it important? Yes. Does it sell homes? Yes. Should it be both the beginning and end of an agent's marketing plan? No. In the last seller's market many agents did nothing more than list homes in the MLS and it worked - homes sold. That was then. Now we are in a buyer's market. If your home is only listed in the MLS and not advertised elsewhere, then I hope you have luck on your side.
The yard sign. This is another staple in a real estate agent's marketing plan but a yard sign alone is not going to sell a house. Sure it will get the attention of buyers that pass through the neighborhood and your neighbors will notice and may mention it to someone that your home is for sale but the yard sign will only reach a small fraction of the buyers out there.
Many agents try to get by with only an MLS listing and a yard sign. This is the bare minimum and it is not a marketing plan. There are so many tools available to market a home - flyers, just listed postcards, virtual tours, audio tours, Realtor.com, dozens of real estate websites, Postlets, real estate publications, The Real Estate Book, directional signs... The list goes on. Don't settle for an agent that is content to do the least amount of marketing possible to sell your home.
