It used to be that Realtors were the gatekeepers to information on homes that were for sale. Each agent carried a binder with the current listings in it. If a buyer wanted information on a house they had to go through an agent.

Fast forward to the 21st century. Now everything is available through the Internet. Buyer's have access to all of the same information that agents once held dear. Agent's access to information is no longer of value. Today agents must be knowledgeable. Being knowledgeable is much more than just having information. It is having information, knowing how it relates to other information, and being able to put it to use. Too many agents are still relying on having information.

We all know that buyers want to see pictures and virtual tours of homes when they are searching online. Another simple way to promote homes for sale is by creating a picture slideshow. Slide.com is a free and easy to use site that allows you to upload photos into a slideshow. The slideshow is stored on their server and you are provided with a URL to the slideshow. The URL can posted on your website or emailed much more easily than if you had to store the slideshow yourself or email the entire slideshow to someone.

After having their home on the market for two years, the Karen Crawford and Dennis Kelly decided to hold a raffle and give away their house. Tickets costs $100 a piece. In 78 days they sold 6,289 tickets. They ended up making $225,000 more than they had planned and donated the excess to charity. A home warranty covers a property's heating, cooling, plumbing, electrical system, and appliances. What home warranties do not cover are structural issues (such as settling of the foundation), damage (hail, fire, and flood damage), and pre-existing conditions (if the furnace did not work before you bought the home warranty, then it is not going to be covered).

Typically home warranties are one year in length. In Omaha, NE it is standard for the buyer of a house to indicate if they want a home warranty or not. And if so, whether they are asking the seller to pay for it.

Home warranties can either be evaluated or non-evaluated. "Evaluated" means that a technician examines the property to determine if there are any items that the warranty would not cover or any items that are in need of repair.

I prefer ServiceOne home warranties. ServiceOne provides better coverage than most other companies and they do an excellent job of making sure that their clients are satisfied.
